Governor Hobbs signed HB 2720 on May 21, 2024. Cities and towns with population >75,000 (Peoria, ~191,000) must allow at least one attached and one detached ADU per single-family lot as a matter of right by January 1, 2025, with ADU size capped at 75% of the primary dwelling's gross floor area or 1,000 sq ft (whichever is smaller), and setbacks limited to ≤5 ft. Cities that do not comply lose the ability to restrict ADUs on any residentially zoned parcel.
