ADU Rules in Bella Vista, Arkansas

Bella Vista is a unique community in the Ozarks of Northwest Arkansas. Most of the city is governed not only by municipal zoning but also by the Bella Vista Property Owners Association (POA), which has deed restrictions that apply to most properties. ADU construction requires both city and POA approval.

Permitted ADU Types

Subject to both city zoning and POA approval:

• Detached ADU: May be permitted as a guest house or accessory structure
• Attached ADU: Addition to primary home with own entrance

Size Limits

Setbacks

• Front: Base zone standard
• Side: 5 feet minimum
• Rear: 10 feet minimum

Height

• Detached ADU: Maximum 15 feet
• Cannot exceed primary dwelling height

Bella Vista POA

Before applying for city permits:

1. Review your property's deed restrictions (available from Bella Vista POA)
2. Submit plans to Bella Vista POA for architectural review
3. Obtain POA approval letter
4. Then apply to the City of Bella Vista for building permits

POA restrictions may prohibit certain ADU types or rental uses even where city zoning would allow them.

Owner Occupancy

Owner must reside in primary dwelling or ADU.

Parking

One additional off-street parking space required per ADU.

2. POA approval: Obtain written approval
3. City permit: Apply to City of Bella Vista Building Department
4. Inspections and CO: Required before occupancy
