Fayetteville's Building Safety Division, part of Development Services, administers building permits, plan review and construction inspections.
Current codes and permits
The city lists the 2021 Arkansas Fire Prevention Code (2021 IBC and IRC with amendments), 2020 NEC, 2021 Arkansas Mechanical Code, 2018 Arkansas plumbing and fuel-gas codes, and the Arkansas energy code among its current standards. A permit is generally required before regulated construction, enlargement, alteration, repair, moving, demolition, occupancy changes, or regulated electrical, gas, mechanical or plumbing work. The city identifies painting, playground equipment and flooring as examples of exempt work, while directing applicants to Building Safety for scope-specific confirmation.
Portal, review and inspections
Applications and payments use the Civic Access Portal. Fayetteville has a Same Day Permit program only for qualifying listed projects submitted before 2 p.m.; projects with disqualifying factors go through regular review. Building inspections require at least one day's prior notice and scheduling depends on availability. Qualifying same-day projects receive a Certificate of Completion after required inspections pass.
Fees
The current city table lists commercial building permits at $6.32 per $1,000 valuation, residential at $4.59 per $1,000, each with a $55 minimum, and a plan-review fee of 50% of the permit fee for commercial, residential and miscellaneous permits. These are Fayetteville-specific published fees, not generic estimates.
