Accessory Dwelling Units (ADUs)
Chula Vista repealed its local ADU ordinance (CVMC 19.58.022 and 19.58.023) via Ordinance 3592 in 2025 and now defers entirely to California state ADU law (Government Code §65852.2):
- Single-family lots: 1 ADU (attached or detached) + 1 JADU (up to 500 sq ft from existing space)
- Multifamily lots: Up to the number of existing units, max 8 detached (per SB 1211, effective Jan 2025)
- Max size (attached): 50% of primary residence floor area, or 850 sq ft (1-bed) / 1,000 sq ft (2+ bed), whichever is greater
- Height (detached): 16 ft general; 18 ft within ½ mile of major transit or on multifamily lot
- Setbacks: 4 ft from rear and interior side property lines (new construction)
- Parking: Not required within ½ mile of transit, in historic districts, when converting existing space, or when garage is demolished for ADU
- Owner occupancy: Not required (per AB 976)
- Impact fees: Exempt for ADUs under 750 sq ft
