Current Codes

The city states that the 2025 California Building Codes became mandatory on January 1, 2026 and that Lancaster has adopted local amendments. California's Building Standards Commission independently confirms the January 1, 2026 effective date for the 2025 Title 24 code cycle.

Applying Online

Lancaster uses Accela Citizen Access (ACA) for most permit requests, payments, and inspection processing. The city also identifies certain residential permit types that use Symbium for expedited/automated processing.

Verified Permit Exemptions

Lancaster publishes specific exemptions rather than a blanket cosmetic-work rule. Examples include qualifying one-story detached accessory structures up to 120 square feet, fences not over 7 feet, and qualifying retaining walls not over 4 feet measured from the bottom of the footing to the top of the wall. Exceptions and zoning requirements still apply.
