Building Permits in Santa Clara

Santa Clara's Building Division administers building permits through the city's Permitting Online Portal (POP). POP supports applications, plan documents, payments, permit status, and inspection scheduling.

Current codes

Santa Clara states that it adopted and amended the California codes for permit applications received on or after January 1, 2026. This matches the California Building Standards Commission's statewide effective date for the 2025 Title 24 code cycle.

Permit thresholds published by the city

Santa Clara specifically lists building permits for decks over 30 inches high, sheds over 120 square feet, fences over 7 feet, and retaining walls more than 4 feet high measured from the bottom of the footing to the top of the wall. Electrical work can still require a permit regardless of shed size. These are local examples, not a complete exemption list.

Fees and timing

Fees depend on project type and scope and are set out in the current municipal fee materials. Santa Clara's Simple Permit program can issue eligible limited like-for-like residential permits automatically or typically within 1–2 business days when staff review is needed; that timing is not generalized to regular building permits.

Inspections

Building inspections are scheduled through POP. The city requires a final inspection for Simple Permit work and provides project-specific inspection services for new construction, additions, remodels, repairs, and changes in use.
