Centennial Building Permits — Requirements & Process

The City of Centennial Building Division handles building permits and inspections for construction projects within the City. Centennial states that permits are required for work that constructs, enlarges, alters, repairs, moves, demolishes, or changes the occupancy of a building or structure, and for work on electrical, gas, mechanical, or plumbing systems.

Applications

Building permits are applied for online through Centennial's Self-Service Portal. The City says an application can take up to one business day to begin processing after submission.

Required submittal material depends on the project. Centennial's application guidance identifies the property address, project valuation and description, licensed-contractor information when applicable, and plans or site plans for new construction, remodels, and additions. Use the City's project-specific checklists rather than assuming every permit requires the same drawings or professional seals.

Current codes

Centennial's Building Division states that it enforces the 2021 International Building Codes and the 2018 International Energy Conservation Code, together with the codes and local amendments adopted by the City. Check the City's current-code list and amendments before filing because the applicable provisions can depend on project type and filing date.

Review timing

Centennial publishes review periods by permit category rather than one universal turnaround. One-stop permits that require no plan review are listed at one business day. The City lists 15 business days after the plan-review fee is paid for new commercial construction and additions. Other commercial, residential, and multifamily categories have their own published review periods.

The Building Division's overall process page describes plan review as approximately 5–20 business days depending on the application. These are published review targets, not a guarantee of permit issuance; completeness, corrections, outside reviews, and project scope can affect the process.

Fees

Building-permit charges depend on the project and valuation. Centennial publishes a current Building Permit Fee Schedule, and the application process provides the project-specific invoice through the Self-Service Portal. Use the current schedule and invoice instead of assuming a generic permit percentage.

Contractor licensing

Centennial requires contractors performing work in the City to meet its contractor-registration requirements. For electrical and plumbing contractors, the City specifically requires current Colorado DORA State and Master licenses in addition to the City's applicable registration requirements.

Inspections and closeout

Inspections are scheduled through the Self-Service Portal. Centennial states that next-business-day inspections must be requested before 3:30 p.m. the day before, and the City's FAQ cautions that next-day inspections are not guaranteed.

The City's published permit process provides for a Temporary Certificate of Occupancy when applicable and, after required inspections have passed, a Certificate of Occupancy or Certificate of Completion when applicable. Do not assume every permit requires the same inspection sequence or a certificate of occupancy; follow the requirements assigned to the specific permit.
