Building Permits in Delray Beach

Delray Beach's Development Services Building Division performs plan review, permitting and inspection of construction activity. Delray Beach eServices, launched in June 2025, is the City's online platform for building-permit applications, payments and inspection requests.

Codes and permit requirement

The statewide Florida Building Code, 8th Edition (2023) is the current Florida code cycle. The City's FAQ states that permits are required for regulated construction, alteration, repair, occupancy, removal and demolition work. Scope-specific exceptions should be confirmed with the Building Division.

Fees

The City states that permit cost varies by permit type and directs applicants to its current fee schedule. An older fee PDF remains online, so this page intentionally does not reproduce those historical dollar formulas as current charges.

Inspections and completion

The permit holder is responsible for obtaining required inspections. For new dwellings, the City states that a Certificate of Occupancy is issued after required inspections are complete and fees are paid; a Certificate of Completion may be available for minor projects on request. The City's FAQ also states that permits can expire after 180 days without commencement/required inspection activity, subject to the governing rules.
