Building Permits in Miami Gardens

The City of Miami Gardens Building Services Division administers building permits. Its Citizen Self Service (CSS) portal supports applications and records, fee activity, plan submittals and inspection requests.

Codes and permit scope

The City enforces the Florida Building Code together with applicable City and Miami-Dade provisions. The statewide Florida Building Code, 8th Edition (2023) has been effective since December 31, 2023.

Effective July 1, 2026, Florida law created limited permit exemptions for qualifying minor work on single-family residential properties. Miami Gardens publishes a dedicated HB 803 guide, including the under-$7,500 category and its conditions/exclusions. This is not a blanket exemption for all work under that value; use the City's current guide to determine eligibility.

Fees and inspections

The City publishes a Building Fee Schedule rather than a generic percentage. Inspection requests made before 3 p.m. are scheduled for the next business day; requests after 3 p.m. are scheduled for the next two business days. That is inspection scheduling guidance, not a permit-review deadline.

Required inspections and final/occupancy approvals vary by project.

State review and professional requirements

Florida Statutes establish category-specific review periods for complete and sufficient applications. They are not converted here into one universal Miami Gardens timeline. Architect/engineer seals are likewise project- and license-rule-specific.
