Building Permits in Pembroke Pines

The Pembroke Pines Building Department performs plan review and inspections and enforces applicable building regulations.

Current Code

The City states that it enforces the Florida Building Code, 8th Edition (2023). Pembroke Pines is in Broward County, so applicable Broward administrative and building-safety requirements can also affect a project. The Florida Building Commission lists the statewide 8th Edition effective date as December 31, 2023.

Applications

Pembroke Pines uses the Development Hub for online permit submittals. The City states that it stopped accepting permit applications by email on April 25, 2022. In-person submittal is also available under the City's current procedure.

For in-person plan submittals, the City currently requires the specified paper sets and says construction plans must be physically signed and sealed. That instruction is kept limited to the City's in-person workflow and is not generalized into a claim that every permit always requires professionally sealed plans.

Review Cycles

The City states that after three failed review cycles a hold is placed on the permit and a meeting is required with the Building Department, contractor qualifier, and design professional of record. This is a correction-cycle procedure, not a general review-time estimate.

Fees and Inspections

Permit fees depend on the project. Do not confuse the separate Engineering Division fee percentages and processing statements with Building Department permit fees or building-plan-review times. Approved permit documents and the permit card must be available as required for inspections.
