RS-1 — Single-Family Residence 1 (§155.3202)

The RS-1 district accommodates primarily single-family dwellings at low densities on lots greater than 12,000 sq ft. Minimum floor area is 1,500 sq ft (1–3 bedrooms), plus 100 sq ft per additional bedroom. Maximum lot coverage is 30%.

RS-2 — Single-Family Residence 2 (§155.3203)

The RS-2 district accommodates single-family dwellings at moderate densities on lots greater than 7,000 sq ft. Minimum floor area is 1,250 sq ft. Maximum lot coverage is 40%.

RS-3 — Single-Family Residence 3 (§155.3204)

The RS-3 district accommodates single-family dwellings on lots greater than 6,000 sq ft. It also expressly accommodates accessory dwelling units and limited nonresidential uses as Special Exceptions.

RS-4 — Single-Family Residence 4

The RS-4 district serves higher-density single-family development on lots of 5,000 sq ft or more.

Florida Statutes §163.31771 encourages — but does not require — local governments to permit ADUs in single-family residential zones.
