Building Permits in Olathe

The City of Olathe Building Codes Division administers building permits, plan review and inspections. The City's online system supports permit applications, document uploads and fee payment.

Current codes

Olathe's current-code page identifies the locally adopted 2018 IBC, IRC, IEBC, IPC, IMC and IFGC and the 2017 NEC, adopted September 1, 2019 through the ordinances listed by the City. Applicants should also check the City's current amendments and any state-licensed-professional requirements applicable to their plans.

Inspections and occupancy

Olathe states that commercial inspections are scheduled online as availability allows and are typically available for the next business day; this is an inspection-scheduling statement, not a promise of permit-review time. All approving departments must pass final inspections before a Certificate of Occupancy is issued for occupiable projects.

The City may assess a $100 reinspection fee per visit in the circumstances listed on its inspection page, including a site not being ready, uncorrected previously identified items, inaccessible structures, or unauthorized continuation of work.

Fees and review time

Permit fees depend on the permit and project. Use Olathe's current fee information rather than a generic valuation percentage. The City does not publish one universal review duration for all building permits on its general permitting page.
