ADU Rules in Cambridge, Massachusetts
Cambridge is a Middlesex County city of about 120,000 directly across the Charles River from Boston. Home to Harvard University and the Massachusetts Institute of Technology (MIT), Cambridge is one of the world's premier centers of education and research. Cambridge is not part of Boston — it is an entirely separate city with its own progressive zoning policies. Cambridge has been a leader in allowing ADUs and Massachusetts enacted a statewide ADU law (Chapter 150, Acts of 2024) further expanding ADU rights.
Cambridge vs. Boston
- Cambridge: Middlesex County, north of the Charles River — use Cambridge's permit process

- The two cities are connected by bridges but have completely separate governments
Cambridge Zoning Ordinance
The City of Cambridge Zoning Ordinance governs all land use in Cambridge. Cambridge has been a progressive leader on ADU policy, allowing ADUs in multiple residential zones to address the city's severe housing shortage.
Massachusetts Statewide ADU Law (2024)
