Building Permits in Apex
Building permits in Apex are administered by the Town of Apex Building Inspections & Permits operation. The town uses IDT Plans for plan-review submissions and provides contractor permit/inspection access through its ePermit system.
Current codes
North Carolina's 2018 State Building Code remains the currently effective statewide code while implementation of the 2024 code is delayed. OSFM states that the 2024 code becomes mandatory only after the statutory delay conditions and resulting effective-date process are satisfied; until then the 2018 code remains effective, with limited alternative-method use of the 2024 code as allowed by state rules.
Professional-design and licensing requirements depend on project scope and North Carolina law; this guide does not state a universal seal requirement.
Applications and permits
Apex accepts new single-family dwellings, residential additions/alterations/accessory structures, commercial projects, solar, manufactured homes, retaining walls and other listed permit types through IDT. New single-family applications and all commercial projects must be submitted through IDT. Commercial projects require Planning approval before permit issuance.
For projects over $40,000, the town's submittal guidance requires a Workers' Compensation Affidavit and Certificate of Insurance.
Fees
Fees vary by permit type and project. Contractors can pay fees through the ePermit Contractor Access Portal. Applicants should use the current town fee information rather than a generic estimate.
Inspections and occupancy
Apex provides online/phone inspection requests and publishes permit inspection results. Required inspections and occupancy approval depend on the project and permit record.
