Building Permits in Cary

Cary's Inspections and Permits Department administers construction permitting under the North Carolina State Building Code.

When a Permit Is Required

Cary says state law requires permits before construction, reconstruction, alteration, repair, relocation, removal, or demolition of a building, and for regulated plumbing, heating/cooling, and electrical installations or alterations.

The Town also publishes specific exemptions. Examples include certain nonstructural cosmetic replacements and residential accessory buildings no more than 12 feet in any dimension. An exemption from a building permit does not remove other zoning or code obligations.

Current Code Cycle

Cary's current-code page states that the 2018 North Carolina State Building Code family remains in effect while implementation of the 2024 code is delayed. North Carolina OSFM likewise states that the 2018 code remains the mandatory code until the delayed effective date is reached. Cary notes that the 2024 codes may be identified and used as an alternative method under the state's transition rules.

Cary distinguishes administrative residential trade permits that do not require plan review from standard permit applications that do. Use the Town's current application path for the specific project rather than assuming every permit follows the same review track.
