Building permits in Gastonia are administered by the City of Gastonia Planning Department's Inspections Division. Gastonia's Unified Development Ordinance requires a building permit before a structure governed by the State Building Code is erected, added to, structurally altered, moved, occupied, or demolished.

Current codes

North Carolina's 2018 State Building Code remains the currently effective statewide code while implementation of the 2024 code is delayed. The North Carolina Office of State Fire Marshal states that the 2024 code becomes mandatory only after the delayed-effective-date conditions in state law are satisfied; until then, the 2018 code remains effective. OSFM lists the 2020 North Carolina Electrical Code (2020 NEC with state amendments) as current for occupancies outside the one- and two-family residential scope and the 2023 electrical code as indefinitely delayed.

Gastonia's UDO directs building-permit drawings and specifications to conform to the current North Carolina State Building Code. State contractor and professional-design rules remain project-specific, so this page does not claim that every permit requires a licensed design professional's seal.

Applications and permits

Gastonia's UDO requires a complete building-permit application and the applicable fee. For new construction, the application must also address public water/sewer availability where connection is required; where it is not required, the ordinance calls for the applicable Gaston County Environmental Health wastewater/well authorization.

The UDO says a permit becomes void if authorized work is not commenced within six months after issuance. It also provides that, after commencement, a permit expires if work is discontinued for 12 months, with discontinuance tied to failure to schedule and obtain building inspections during that period. These are permit-duration rules, not plan-review estimates.

Fees

Gastonia establishes building-permit fees through a City Council-approved fee schedule. Because older fee schedules remain indexed online and may not represent the current fiscal-year amount, this guide does not reproduce historical valuation tables or percentages as current prices. Applicants should obtain the current fee calculation from the Inspections Division before filing.

Inspections and occupancy

Gastonia's UDO requires the applicant to give the Inspections Division at least 24 hours' advance notice when work is ready for an inspection under the State Building Code, except where the city allows otherwise. The ordinance states that no Certificate of Occupancy may be issued before satisfactory completion of all required inspections. The exact inspection sequence depends on the permitted work and is therefore not generalized here.
