Building Permits in League City | Zoning Guide by Building Club

League City's Building Department administers building permits through the City's Online Permit Portal, which is used for applications, status tracking, inspection requests and fee payment.

Current adopted codes

League City lists the 2021 IBC, IRC, IFGC, IMC, IPC, IECC, IPMC, ISPSC and IFC, together with the 2023 National Electrical Code, NFPA 101 and City ordinances. Local requirements and amendments apply in addition to the model codes.

Permit requirements

The City publishes a project-specific permit list. Examples include residential additions and outdoor structures, storage sheds larger than 200 square feet, reroofing when more than 100 square feet of roofing is replaced, pools/spas over 24 inches deep, fences over 7 feet, replacement windows/exterior doors/siding, generators, solar panels and demolition.

Fees

A new Building Department fee schedule became effective August 1, 2026. The schedule includes project-specific residential and commercial fee formulas, plan-revision charges and reinspection fees. Because those charges differ by permit type, this page does not use a generic plan-check percentage.

Inspections

Inspections are scheduled through the Online Permit Portal. The City's current cutoff for a requested next-business-day inspection is 3 p.m.; requests after that cutoff are scheduled for the second business day, and the City notes that workload can require rescheduling. This is an inspection-scheduling rule, not a permit-review deadline.

Professional requirements

Some League City permit categories expressly require engineering. For example, the City's new single-family checklist calls for an address-specific foundation design letter certified by an engineer. This requirement is not generalized here to every building permit.
