Tyler Development & Planning / Permits and Building Inspections administers building permits and inspections. Building, pool, roof, electrical and plumbing permits can be submitted through eTRAKiT; projects requiring electronic plan review may move into ProjectDox.

Permits, fees and review

Permit requirements depend on the proposed work and the City's adopted codes and ordinances. Tyler's current fee ordinance is specific rather than a generic percentage: new residential construction is $0.47 per square foot with a $50 minimum; nonresidential/commercial/industrial new construction and alterations are $5 per $1,000 of estimated construction valuation, also with a $50 minimum. The ordinance was amended by Ordinance 0-2026-48 on September 9, 2026.

The City also provides an expedited non-civil plan-review option when staffing is available, at the ordinance's stated premium; this is optional and is not treated here as a normal review timeline. No general permit turnaround is published on this page.

Required inspections and any certificate-of-occupancy conditions depend on the approved project. Texas licensing and design-professional requirements are discipline- and project-specific, so no universal seal rule is stated.
