Building Permits in Roanoke

Roanoke's Planning, Building & Development Department / Permit Center administers construction permits. The City's eTRAKiT system supports plan/document uploads, fee payment, permit documents and inspection scheduling.

Codes, review and fees

Roanoke's project guidance identifies the 2021 Virginia Uniform Statewide Building Code for building review. For applications requiring building plans, the City publishes review targets of 5 business days for one- and two-family dwellings and 10 business days for other building types once an application is complete and initialized. These are City-published review targets, not guaranteed total project durations.

The City's fee page lists a building plan-review fee of 10% of the building permit fee for the first two reviews, with 2% for each additional review, plus the applicable state levy. Permit fees themselves are valuation-based under the City's published schedule.

Roanoke states that permits remain valid while work proceeds and an inspection has occurred within the preceding six months; inactivity can lead to suspension, subject to the City's extension process.
