Building Permits in Lakewood

Lakewood administers construction permits through its Building and Construction Permits program and eTRAKiT.

When a Permit Is Required

Lakewood's homeowner guidance says that, other than very minor cosmetic work, construction requires a building permit and directs applicants to contact the City when scope is uncertain. Project-specific handouts can be more precise; for example, the City states that a permit is required for every detached residential garage regardless of size.

Online Submittal and Homeowner Permits

The City directs permit applications through eTRAKiT. An owner and occupant of a single-family detached home may obtain the building permit when performing the work, subject to Lakewood's homeowner agreement and other conditions. Hired contractors must have the required City registration; state licensing also applies to regulated trades.

Valuation and Design Documents

Lakewood instructs applicants to include labor and materials in project valuation. For new single-family homes, the City collects a plan-review fee based on valuation after intake completeness review. City guidance also explains that plans that do not demonstrate adequate code/constructability knowledge may be required to be signed and stamped by a Colorado licensed design professional. This is a conditional rule, not a universal stamp requirement for every permit.
